1. Introduction

These Booking Terms & Conditions (“Terms”) set out the basis on which you agree to rent Tŷ Haul (“the Property”) for a short-term holiday let. By making a booking, you confirm that you accept and agree to comply with these Terms.

2. The Contract

  • The rental contract is between you, the lead guest (“the Guest”), and FESS Properties Ltd (“the Owner”).
  • The booking is only confirmed once full payment has been received and you have received written confirmation from us.
  • The rental is granted as a holiday let under the Housing Act 1988 and does not create a tenancy.

3. Booking & Payment

  • Full Payment: The full rental cost is payable at the time of booking.
  • Security Deposit: A refundable damage/security deposit may be required and will be returned within 7 days of departure, subject to inspection.

4. Cancellation Policy

  • Guest Cancellation:
    • Cancel at least 48 hours before check-in for a full refund.
    • Cancellations made later than this will only be refunded at our discretion.
  • Owner Cancellation: In the unlikely event we must cancel your stay (e.g. due to unforeseen property issues), you will receive a full refund of all monies paid. We will not be liable for further compensation.
  • We strongly recommend that you take out travel insurance to cover cancellations, illness, or unforeseen circumstances.

5. Check-in & Check-out

  • Check-in: From 3:00 pm on the day of arrival.
  • Check-out: By 11:00 am on the day of departure.
  • The Property is accessed via a secure lock box. The code will be provided to you shortly before your stay.

6. Guest Responsibilities

  • The Guest must ensure the Property is used solely for holiday purposes.
  • The lead Guest must be over 21 years old and is responsible for the conduct of the entire party.
  • No more than the agreed number of guests may stay at the Property (maximum occupancy will be confirmed at booking).
  • Guests must keep the Property clean and tidy and leave it in a similar condition as found.
  • Any breakages, damages, or issues must be reported immediately.

7. Restrictions

  • No smoking anywhere inside the Property.
  • No pets are permitted.
  • Groups and commercial bookings are welcome.
  • Parties, events, or gatherings involving anyone other than the booked guests are strictly prohibited.

8. Liability

  • The Owner is not liable for:
    • Loss or damage to personal belongings.
    • Injury or accidents that occur during your stay, unless caused by the Owner’s negligence.
  • Guests are responsible for their own safety and should ensure they have appropriate insurance.

9. Access

The Owner or their representatives may enter the Property with reasonable notice (or immediately in case of emergency) to carry out repairs or inspections.

10. Complaints

If you have any concerns during your stay, please notify us immediately at david@ty-haul.co.uk so that we can resolve the issue promptly.

11. Governing Law

These Terms & Conditions are governed by the laws of England & Wales, and any disputes shall be subject to the jurisdiction of the courts of England & Wales.
